Role Overview

Senior Manager - Development, Commercial Office Business Unit (COBU) at Qiddiya Investment Company. The role leads the planning, development, and delivery of commercial office assets, managing projects from concept through design, procurement, construction, and handover in alignment with Qiddiya's strategic objectives, business plans, commercial targets, and development standards.

Role Purpose

To manage the end-to-end development and delivery of commercial office projects from concept through handover, ensuring alignment with business objectives, timely delivery, quality assurance, and operational readiness.

Key Responsibilities

Planning & Project Setup

• Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
• Manage the end-to-end development and delivery of commercial office projects from concept through handover.

Design & Consultant Management

• Coordinate and manage multidisciplinary consultants, ensuring design solutions meet business, operational, and commercial objectives.
• Manage consultant and contractor performance, contractual obligations, variations, claims, and commercial matters.

Governance & Stakeholder Alignment

• Drive project governance, approvals, and stakeholder alignment across internal and external parties.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders to ensure successful project execution.

Financial Management & Procurement

• Oversee project budgets, forecasts, and financial performance to achieve approved business objectives.
• Support procurement activities, including tender strategies, bid evaluations, and contract awards.

Risk & Compliance

• Identify, assess, and mitigate project risks while ensuring compliance with company policies and development processes.

Delivery & Handover

• Ensure timely project delivery, quality assurance, operational readiness, and smooth asset handover to end users and operators.

Qualifications & Experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, Urban Planning, Quantity Surveying, Project Management, or a related field.
• Master's degree in Real Estate Development, Business Administration (MBA), Construction Management, Project Management, Urban Development, or a related field is preferred.
• 7+ years of experience in real estate development, project management, design management, or construction.
• Experience delivering commercial office, mixed-use, or large-scale real estate developments.
• Experience managing multidisciplinary consultants and contractors.
• Middle East/GCC experience and exposure to giga-project environments is preferred.
