Role Purpose

Supervise ongoing maintenance, preparation, and contractor works on villas to ensure timely handover, operational standards, and safety compliance while managing technicians and responding to emergency and reactive issues.

Key Responsibilities

Operations & Maintenance

• Monitor daily service requests and dispatch to technicians.
• Check daily operations to ensure standards are met.
• Perform a variety of maintenance activities as needed.
• Monitor planned preventative maintenance (PPM) completion on all relevant equipment daily, weekly, and monthly.
• Develop and maintain a planning and scheduling routine for preventive maintenance of equipment.
• Prioritize and estimate work and technical assistance when developing job plans.

Supervision & Team Leadership

• Supervise ongoing and completion works of all contractors onsite.
• Manage, motivate, develop, and provide direct leadership to the team.
• Arrange technicians' overtime and schedule based on site needs.
• Establish strategies to meet workload demands on time.

Site Inspections & Monitoring

• Arrange site inspections and patrolling in common areas to monitor and maintain standard of work and completion schedule.
• Respond in a prompt and efficient manner to all reactive issues.
• Meet and discuss with tenants on repeated or sensitive issues if needed.
• Be available 24/7 for emergency call-outs.

Villa Preparation & Handover

• Oversee ongoing villas preparation works in order to be handed over on time.

Health, Safety & Compliance

• Comply with all health and safety regulations and practices on site.
• Conduct safety inspections as scheduled.

Inventory & Materials Management

• Maintain inventory of stock materials to keep a minimum quantity needed for emergency.
• Regularly check and inspect material and tools inventory and place orders when needed.

Reporting

• Prepare necessary reports including condition reports, safety reports, and villa move-in/move-out reports.
