Role Purpose

Supervise custodial personnel and manage assigned area of responsibility including scheduling daily activities, managing leaves, supervising duties, and inspecting areas. Ensure personnel exhibit superior workmanship and focus on quality end products while following Standard Operating Procedures to accomplish all tasks safely. Provide leadership, mentor junior personnel, and address customer concerns promptly and professionally.

Key Responsibilities

Supervision and Leadership

• Supervise custodial personnel and direct oversight of junior custodians.
• Facilitate planning, coordinating, directing and controlling activities performed by custodial and landscaping personnel.
• Provide leadership and mentor junior personnel to develop appropriate skillsets.
• Ensures training needs are met and employees are counseled on job performance.

Operations and Inspection

• Ensure that all assigned areas are cleaned in accordance with PWS and industry standard.
• Monitor the work of staff responsible for providing custodial services related to the care, maintenance and cleaning of assigned buildings and facilities.
• Perform routine inspections of assigned areas and evaluate the work of employees against established standards.
• Direct or perform a variety of tasks which may include, but is not limited to, moving or setting up furniture, sand removal, sweeping walkways, bathroom checks, waxing floors, and other miscellaneous cleanup.
• Assist in the setup of special events.

Supply and Inventory Management

• Perform inventory control and transport supplies to various work sites.
• Monitor the use and care of supplies and equipment.
• Maintain adequate supplies in utility closets and custodial carts.

Workforce Management and Compliance

• Schedule daily activities and manage appropriate leaves.
• Verify actual hours worked by personnel to reduce manpower expenditure.
• Ensure personnel complete all tasks in accordance with local Environmental, Safety and Health directives.
• Ensure personnel exhibit superior workmanship and focus on a quality end product.
• Follow Standard Operating Procedures (SOPs) to ensure all tasks are accomplished safely.

Records and Reporting

• Develop information, maintain records, and prepare a variety of reports including custodial workloads, service requirements and employee job performance.
• Use Computer Maintenance Management System (Maximo) to correctly input data related to maintenance work orders, preventative maintenance inspections, and emergency/urgent customer requests.
• Ensure personnel correctly capture data on maintenance work order requests and preventative maintenance inspection forms for upload into Maximo.

Customer Service

• Address customer concerns in a prompt, professional and courteous manner.

General Duties

• Perform other duties and assignments as required.

Qualifications & Experience

Education

• High School diploma plus vocational training in administrative sciences; Associate degree preferred.

Experience

• Requires eight (8) years custodial experience.
• Requires three (3) years supervisory experience in custodial field preferred.

Licensing

• Must possess a driver's license for the purpose of obtaining a military and/or Kuwait driver's license.

Skills & Competencies

• Interpersonal skills and dexterity needed to maintain holistic management of the custodial department and to manage constant problem solving related to maintenance issues, supply issues, and personnel issues.
• Communication and interpersonal skills needed to manage personnel and exceed customer expectations.
• Ability to analyze the operation of various infrastructure systems, determine the cause of problems/malfunctions, and take corrective actions as required.
• Knowledge of U.S. Army Safety Guidelines and OSHA Standards.
• Problem solving skills.

Additional Information

Working Conditions

• Must be capable of working in extreme weather conditions with temperatures exceeding 120 degrees Fahrenheit.
• Indoor and/or outdoor environment with very adverse and harsh conditions including hot, dry, dusty, desert environment with average temperatures of 30 degrees in the winter and 130 degrees in the summer months.
• Includes some industrial production environment conditions as well.

Physical Requirements

• Medium to Heavy Work exerting up to 50 to 100 pounds of force occasionally, and/or up to 20 to 50 pounds of force frequently, and/or up to 10 to 20 pounds of force constantly to move objects.
• Work may require heavy lifting, stooping, climbing, prolonged standing, prolonged sitting, and working with or in areas where a potential could exist for exposure to physical, chemical, or biological agents.
• Employee use of personal protective equipment (PPE) is required for some situations. PPE includes, but is not limited to, head, foot, torso, respiratory, vision, and hearing protective devices.
• Must comply with all Fire and Safety Regulations and post policies.
