Role Purpose

The BMS Operator ensures effective operation and monitoring of the Building Management System. The role supports building services performance, responds to alarms and system issues, assists maintenance activities, monitors energy consumption, maintains accurate records, and coordinates with facility management teams to ensure systems operate efficiently, safely, and in compliance with required procedures.

Key Responsibilities

Monitoring & Operations

• Monitor continuously and operate the BMS and connected building services.
• Maintain effective control room operations, equipment housekeeping, and system security practices.

Alarm & Issue Management

• Respond timely to system alarms and faults.
• Escalate and resolve system issues in coordination with relevant teams.

Maintenance Support

• Support preventive and corrective maintenance activities through system monitoring and troubleshooting.
• Assist with BMS upgrades, system integrations, and communication verification between devices.

Energy Management

• Monitor energy consumption.
• Identify opportunities to improve system efficiency.

Reporting & Documentation

• Maintain accurate reporting and documentation of operational records.
• Deliver accurate record-keeping for all BMS activities.

Coordination & Stakeholder Management

• Coordinate with FM teams, helpdesk, vendors, and service providers to support building operations.
• Support emergency response operations as required.

Compliance & Audits

• Comply with health, safety, and operational procedures.
• Support audits and inspections.
• Execute other BMS and FM-related responsibilities assigned by management.

Qualifications & Experience

• Diploma or ITI in Mechanical, Electrical, or Building Services Engineering.
• 2–5 years of experience as a BMS Operator within Facility Management.

Skills & Competencies

• Knowledge of BMS platforms such as Honeywell, Siemens, Schneider, and Johnson Controls.
• Good understanding of HVAC systems and FM operations.
• Basic computer and reporting skills.
