Assistant Vice President – Asset Management (Retail)

Role Overview

Assistant Vice President – Asset Management (Retail) at Aldar Properties, based in the UAE. This role is exclusive to UAE Nationals.

Role Purpose

Support the execution of retail management strategy by analyzing financials, managing P&Ls, and supporting asset acquisitions, disposals, and transformations. Collaborate with teams to optimize asset performance, track financial targets, and identify investment opportunities for growth.

Key Responsibilities

Strategy & Financial Management

• Support the execution of Retail Management Strategy and prepare detailed P&L statements.
• Consolidate financials for review by asset managers.
• Monitor the P&L for assigned retail assets, ensuring financial targets are met through strategies like rent pricing and tenant mix.
• Analyze market trends and perform financial analysis on potential acquisitions, disposals, or transformations to identify growth opportunities.

Asset Development & Acquisitions

• Support the development pipeline by collaborating with AI-DM for timely asset delivery.
• Conduct market studies and coordinate acquisitions, managing the integration and handover of newly acquired assets.

Asset Performance & Optimization

• Analyze underperforming assets using IRR, ROI, and ROE metrics to recommend disposals or transformations.
• Assist in building business cases for asset transformations and manage P&L for community malls.
• Advise on rent rolls, pricing, and asset operations for community malls.

Stakeholder Collaboration & Growth

• Contribute to the company's growth by identifying investment opportunities.
• Coordinate with Retail GMs to identify synergies, optimize performance, and track monthly operational and financial targets.
• Provide insights to SVP Asset Management on cross-retail strategies, rent pricing, leasing and tenant mix, and KPIs to enhance asset performance and customer satisfaction.

Qualifications & Experience

• Minimum 8+ years of related experience managing retail asset properties with annual revenue in excess of AED 1 billion.
• Experience in retail management, including malls and community retail.
• Strong exposure to the GCC real estate market.
• Experience in Property Management and respective remedial auctions.
• Bachelor's degree in Engineering, Business, or Economics.
