Role Overview

Manager - Development Strategy at Qiddiya Investment Company. This role supports the planning and execution of Qiddiya's office development portfolio by providing market insights, commercial analysis, and development recommendations.

Role Purpose

The position combines market research, business analysis, stakeholder coordination, and project support to contribute to the successful delivery of commercially viable office developments. The role works closely with cross-functional teams to help ensure office products, development plans, and investment decisions are aligned with market demand and business objectives.

Key Responsibilities

Portfolio & Strategy

• Support the development and implementation of office portfolio, asset, and product strategies aligned with market demand and business objectives.
• Support the definition of office products, tenant positioning, and customer value propositions.
• Assist in identifying target occupiers, strategic partners, and key demand drivers within the office sector.

Market Analysis & Insights

• Conduct market research, benchmarking, competitor reviews, and occupier demand analysis to support development decisions.
• Analyze office market trends, opportunities, and risks, and provide recommendations to support decision-making.
• Interpret market data and translate insights into practical recommendations.

Commercial Assessment & Planning

• Assist in preparing business cases, commercial assessments, strategic recommendations, and management presentations.
• Support project phasing, prioritization, and commercial evaluation activities across the office portfolio.
• Prepare reports, presentations, and commercial analyses for internal and external stakeholders.

Stakeholder & Team Collaboration

• Collaborate with Development, Design, Delivery, Leasing, and Operations teams to help optimize project outcomes.
• Coordinate and manage inputs from external consultants and advisors to ensure timely delivery of studies and recommendations.
• Support stakeholder engagement activities and contribute to effective cross-functional collaboration.

Qualifications & Experience

• Bachelor's degree in Real Estate, Business, Economics, Urban Planning, Engineering, or a related field.
• 5-7 years of experience in real estate development, management consulting, commercial strategy, investment analysis, or a related field.
• Strong understanding of office real estate markets, occupier requirements, development economics, and commercial feasibility.
• Experience conducting market analysis, business planning, and commercial assessments.

Skills & Competencies

• Strong analytical, presentation, communication, and stakeholder management skills.
• Proficiency in financial analysis, Excel, PowerPoint, and business case preparation.
• Ability to work with multiple stakeholders and manage consultant outputs in a fast-paced development environment.
