Role Overview

Manager - Development - COBU at Qiddiya Investment Company. This role leads the planning, development, and delivery of commercial office assets within the Commercial Office Business Unit.

Role Purpose

Lead end-to-end development and delivery of commercial office projects from concept through handover, ensuring alignment with Qiddiya's strategic objectives, business plans, commercial targets, and development standards.

Key Responsibilities

Project Planning & Delivery

• Manage end-to-end development and delivery of commercial office projects from concept through handover.
• Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
• Ensure timely project delivery, quality assurance, operational readiness, and smooth asset handover to end users and operators.

Design & Consultant Management

• Coordinate and manage multidisciplinary consultants, ensuring design solutions meet business, operational, and commercial objectives.
• Manage consultant and contractor performance, contractual obligations, variations, claims, and commercial matters.

Governance & Stakeholder Alignment

• Drive project governance, approvals, and stakeholder alignment across internal and external parties.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders to ensure successful project execution.

Financial Management

• Oversee project budgets, forecasts, and financial performance to achieve approved business objectives.

Procurement

• Support procurement activities, including tender strategies, bid evaluations, and contract awards.

Risk Management & Compliance

• Identify, assess, and mitigate project risks while ensuring compliance with company policies and development processes.

Qualifications & Experience

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, Urban Planning, Quantity Surveying, Project Management, or a related field.
• 5–7 years of experience in real estate development, project management, design management, or construction.
• Experience delivering commercial office, mixed-use, or large-scale real estate developments.
• Experience managing multidisciplinary consultants and contractors.
• Middle East/GCC experience and exposure to giga-project environments is preferred.
