Role Overview
Luxury Real Estate Developer Commercial Director at AHS Properties, Dubai. AHS Properties is a Dubai-based luxury real estate company specializing in premium and ultra-luxury properties.
Role Purpose
Develop and execute the company's overall commercial strategy, identify new revenue opportunities, strengthen strategic partnerships, and drive business performance and sustainable growth across the portfolio.
Key Responsibilities
Commercial Strategy & Business Development
- Develop and execute the company's overall commercial strategy to maximize revenue opportunities.
- Identify new revenue opportunities and strengthen strategic partnerships.
- Develop commercial strategies to achieve favorable outcomes while protecting long-term business relationships.
- Evaluate potential projects and provide recommendations regarding commercial viability and risk.
- Support the preparation and negotiation of major bids and proposals.
- Review tender strategies, pricing, contractual conditions, and commercial risks.
Contract Management & Procurement
- Oversee the full lifecycle of construction contracts from tender and award through completion and final account.
- Lead negotiations for major subcontract and supplier agreements.
- Ensure procurement strategies deliver competitive pricing, quality, programme compliance, and appropriate commercial terms.
- Review and advise on contract terms, commercial exposure, liabilities, and risk allocation.
- Ensure compliance with contractual obligations, rights, notices, and procedures.
Commercial Claims & Disputes
- Lead the preparation, negotiation, and settlement of major contractual claims and disputes.
- Ensure timely submission and recovery of variations, claims, and contractual entitlements.
- Ensure claims are properly documented, substantiated, and submitted within contractual deadlines.
Performance Management & Cost Control
- Identify opportunities to improve project margins and reduce unnecessary costs.
- Review monthly commercial reports, financial forecasts, and project performance.
- Implement corrective actions where projects are underperforming commercially.
Stakeholder Management
- Work closely with legal advisers, project teams, consultants, and external specialists where required.
Qualifications & Experience
- 10β15 years of proven experience in commercial roles, quantity surveying background, contract management, and procurement strategy.
- Strong experience within Dubai/UAE real estate, preferably luxury or ultra-luxury real estate.
- Demonstrated experience in negotiating high-value commercial agreements and partnerships.
- Engineering bachelor's degree as minimum.
- Master in Quantity Surveying or Commercial preferable.
- Strong understanding of the Dubai real estate market, market dynamics, and competitive landscape.
