Wynn Al Marjan Island is scheduled to open in the UAE in 2027 as an opulent beachside destination located less than 50 minutes from Dubai International Airport. The integrated resort features 1,530 rooms and suites, 22 restaurants and lounges, a theatre, nightclub, and five-star spa, currently under construction on a picturesque island in the Arabian Gulf.

Role Purpose

The Assistant Facilities Manager - Wynn Oasis leads the facilities team to ensure the comprehensive maintenance, safety, and operational readiness of the resort's building infrastructure and systems, coordinating across multiple departments and external vendors while maintaining compliance with UAE building codes and internal standards.

Key Responsibilities

Team Leadership & Management

• Lead and manage a team of building technicians, assigning tasks and monitoring performance.
• Prepare and manage technician rosters to ensure full coverage across all shifts, including weekends and holidays.
• Conduct regular training sessions and toolbox talks to enhance technical skills and safety awareness.

Building Maintenance & Inspections

• Supervise and support building technicians in performing civil, structural, mechanical, and basic electrical maintenance tasks.
• Conduct inspections and audits of building infrastructure including plumbing fixtures, doors, windows, tiles, ceilings, lighting systems, and HVAC support components.
• Develop and manage preventive planned maintenance (PPM) schedules for all building-related assets and systems.

Records & Systems Management

• Maintain accurate records of maintenance activities, service reports, and compliance documentation.
• Ensure all tasks are logged in the CMMS (Maximo or equivalent) and updated regularly.

Cross-Functional Coordination

• Liaise with Housekeeping, Front Office, HVAC, Electrical, ELV, and Horticulture teams to ensure seamless upkeep of the facility.
• Coordinate with contractors and vendors for outsourced services such as façade cleaning, waterproofing, pest control, and rigging inspections.

Compliance, Safety & Emergency Response

• Ensure all maintenance activities comply with UAE building codes, safety regulations, and internal standard operating procedures.
• Participate in safety audits, inspections, and emergency response planning.
• Respond promptly and professionally to maintenance requests, complaints, and emergency breakdowns, ensuring timely resolution and minimal disruption to residents.

Operational Support

• Support cross-functional initiatives and respond to operational priorities as directed by the Manager – Engineering & Facilities.

Qualifications & Experience

• Technical diploma or certification in building maintenance, civil engineering, or related field.
• Minimum 5 years of supervisory experience in building maintenance within large-scale residential or staff housing environments.
• Strong knowledge of civil finishes, basic MEP systems, and maintenance best practices.
• Proficient in reading technical drawings, riser diagrams, and layout plans.
• Familiarity with CMMS platforms such as Maximo.

Skills & Competencies

• Excellent leadership, communication, and organizational skills.
• Ability to work under pressure and manage multiple priorities.
• Proficiency with digital reporting tools.
