Role Overview
Senior Manager – Land Cost Valuation at Qiddiya Investment Company, based in Saudi Arabia. This position drives land cost modelling and financial analysis that inform land cost allocation outcomes and masterplanning decisions as districts move through planning, design, and delivery.

Role Purpose
To manage detailed land cost modelling, allocation, and valuation work that bridges technical and commercial disciplines. The role translates complex financial data into concise business insights to support strategic masterplanning decisions across multiple development pathways and districts.
Key Responsibilities
Financial Modelling & Analysis
- Manage detailed city-wide and district-level land cost modelling and allocation work.
- Develop and enhance the land cost model structure.
- Conduct subsidy scenario modelling and sensitivity analysis across multiple development pathways.
- Contribute to land valuation and financial analysis to support strategic decision-making.
- Translate complex data into concise summaries for decision-making.
Data Management & Quality
- Review data accuracy across modelling and allocation work.
Stakeholder Collaboration & Coordination
- Support multidisciplinary coordination across Implementation, Cost Planning, Master Planning, and other business units.
- Collaborate with the wider Master Development Unit Financing team.
- Partner with cross-functional workstreams to balance analytical depth with commercial insight.
Commercial & Strategic Support
- Contribute to land sale strategy, land transactions, and commercial deals.
- Challenge assumptions and provide recommendations to improve investment outcomes.
- Support executive-level reporting and presentations.
Qualifications & Experience
- Bachelor's or Master's degree in Finance, Real Estate, Economics, Urban Development, Civil Engineering, Architecture, or related discipline.
- 8 to 12 years of relevant experience in real estate, infrastructure development, or development finance.
- Strong understanding of land development lifecycle, infrastructure delivery, and subdivision.
- Understanding of principles of land valuation, cost planning, and land use classifications.
- Experience in land economics, infrastructure advisory, or master development strongly preferred.
