Senior Manager - Investment Analysis

Role Overview

Senior Manager - Investment Analysis at AD Ports Group, located in Abu Dhabi. The role assesses development potential of sites and projects from the visioning stage through execution, delivering financial analysis, business recommendations, and strategic guidance to stakeholders across the organization.

Role Purpose

To evaluate investment opportunities and existing projects through rigorous financial and market analysis, create robust business models and forecasts, and provide timely recommendations that support revenue generation, profitability, and overall strategic objectives.

Key Responsibilities

Investment Evaluation and Analysis

• Evaluate new and existing projects, investments, and assets to determine their validity and appraise their value
• Conduct initial Highest and Best Use (HBU) analysis based on site location, market demand, and planning parameters
• Prepare presentations for Gateway approvals including project brief, pre-concept design, initial budget, cash flow forecasts, and project returns (IRR, ROI, NPV)
• Create financial models to predict growth and forecast performance to support the business with sound financial guidance and strategic insights

Budgeting and Forecasting

• Create annual budgets for different business units and departments and consolidate them into one master budget including P&L, Cash Flows, Balance Sheet, and Assumptions
• Prepare monthly P&L and Cash Flows rolling forecast and compare with budget and perform variance analysis to justify discrepancies
• Interact with the Leadership team, Heads of departments, and senior management to understand their business operations and prepare budgets and business forecasts

Financial Analysis and Reporting

• Analyze monthly financial performance actuals against budget and prepare commentary for management to explain discrepancies
• Analyze the annual budget against the long-term strategic plan of the group and prepare variance analysis for the senior management team
• Liaise with Head of Treasury and Accounts Payable team to ensure payments match with rolling forecast
• Prepare ad-hoc management financial reports as required

Market and Strategy

• Keep up-to-date with current and future market trends in the Abu Dhabi real estate market for all common asset classes
• Monitor development potential of sites and projects as early as the visioning stage, including HBU analysis based on current and future market conditions and design conceptualization

Qualifications & Experience

• Bachelor's degree in Finance and/or Accounting
• At least 7 years of relevant experience in Investor Relations, Finance, Planning and Development
• Sound understanding of financial systems, commercial strategy, and investment propositions
• Ability to drive creation of robust business models and provide transparent and accurate reporting of actual and forecasted business performance
