Role Overview

Senior Manager – Development Financial Planning and Analysis (CORS 249) at Qiddiya Investment Company. This role supports financial oversight and performance management of Qiddiya's development portfolio.

Role Purpose

The Senior Manager – FP&A (Development) ensures financial discipline, data integrity, and continuous process improvement across development projects. The role delivers high-quality management reporting, variance analysis, and actionable insights to senior finance leadership while maintaining alignment between project controls and accounting systems.

Key Responsibilities

Financial Oversight & Performance Management

• Support financial oversight of capital development projects, ensuring alignment with approved budgets, schedules, and scope.
• Analyze financial performance, identify key variances, and provide structured insights with recommended actions.
• Develop and maintain financial models and scenario analyses to support forecasting and planning.
• Support internal governance processes related to budget control, forecasting discipline, and financial transparency.

Management Reporting & Analysis

• Prepare and consolidate management packs, executive summaries, and budget submissions for review by the Senior Director.
• Standardize reporting templates, KPIs, dashboards, and action trackers across development projects.
• Review project schedule updates (Primavera P6) and assess financial impact of risks, delays, and scope changes.

Systems & Data Management

• Manage monthly reconciliation between project systems and accounting systems, ensuring data accuracy and timely issue resolution.
• Contribute to automation and reporting enhancement initiatives within the Development FP&A function.

Cross-Functional Collaboration & Leadership

• Collaborate with Accounting, Treasury, Project Controls, and other FP&A teams to ensure process alignment and data consistency.
• Provide guidance and coaching to analysts within the team, promoting accuracy, accountability, and continuous improvement.

Qualifications & Experience

• 10+ years of total experience in Finance.
• Experience in Financial Planning and Analysis (FP&A) within a real estate development environment.
• Experience in development, construction, infrastructure, real estate, or large capital project environments is strongly preferred.
• Experience working within large, complex organizations is required.
• Big 4 or Tier 1 consulting background is advantageous.
