Role Overview
Senior Manager - Design at Qiddiya Investment Company, supporting the planning, design and development of large-scale residential projects within the Residential Business Unit.
Role Purpose
Manage the design process from early development and concept stages through detailed design and delivery, working closely with development, delivery, commercial and external consultant teams to combine strong architectural and design management capability with real estate development expertise and commercial decision-making.
Key Responsibilities
Design Leadership & Coordination
- Lead and coordinate residential design activities from concept through detailed design and construction.
- Manage design development through key stage gates, approvals and technical reviews.
- Coordinate design interfaces across architecture, interiors, landscape, infrastructure and engineering disciplines.
Consultant & Stakeholder Management
- Manage external architects, engineers and specialist design consultants.
- Work closely with Development teams on product definition, feasibility, design strategy and development objectives.
- Experience managing multidisciplinary design consultants and complex stakeholder environments.
Design Quality & Compliance
- Review design proposals to ensure alignment with residential product requirements, budgets, programme and commercial objectives.
- Monitor design implementation during construction to ensure the intended quality and specifications are maintained.
- Identify design risks, resolve coordination issues and ensure timely decision-making.
Value Engineering & Commercial
- Support value engineering and design-to-budget exercises with Development, Commercial and Cost Planning teams.
- Support procurement, tendering and contractor engagement where required.
Qualifications & Experience
- Bachelor's degree in Architecture or a related discipline.
- Approximately 10+ years of relevant experience in architecture, design management or real estate development.
- Strong portfolio demonstrating delivery of multi-residential projects across mid-market to luxury segments.
- Strong design management experience across the full project lifecycle, with the ability to lead a residential precinct independently.
- Developer/client-side experience strongly preferred, or significant experience working directly with major real estate developers.
- Demonstrable understanding of the real estate development lifecycle, not only architectural design.
- Strong understanding of design coordination, programme, cost and constructability considerations.
- GCC experience is a must.
