Role Overview
Senior Director – Land Valuation at Qiddiya Investment Company, a transformational entertainment development in Saudi Arabia. This pivotal position shapes the commerciality of Qiddiya's masterplan by establishing valuation methodology and market intelligence that directly inform land sale strategy, district financial outcomes, and investment decisions.

Role Purpose
Lead the valuation function within Master Development Financing, establishing land valuation processes, policies and benchmarks that underpin district financial outcomes and land sale strategy. Translate valuation intelligence into commercial recommendations and work closely with district teams to drive district valuation exercises and achieve commercial objectives.
Key Responsibilities
Valuation Methodology & Strategy
- Lead land valuation methodology and benchmarking across all districts, ensuring consistency and rigor in how land value is assessed and applied.
- Develop Qiddiya's valuation policy and processes, embedding valuation thinking into district planning from an early stage.
- Establish the valuation function within Master Development Financing.
- Understand and stay up to date on market conditions, comparable transactions, and valuation best practice to continually inform and refine Qiddiya's approach.
Commercial Strategy & Recommendations
- Contribute to shaping Qiddiya's land sale and leasing strategy by translating valuation insight and market benchmarking into commercial recommendations.
- Support land transactions and deal execution by providing market valuation input to commercial assessments.
- Provide valuation input to Asset Business Units for plot- and asset-level commercial assessments.
External Valuer Management
- Manage relationships with external valuers, commissioning valuation exercises and reviewing outputs for quality, accuracy, and market alignment.
Stakeholder Engagement & Leadership
- Present valuation findings and recommendations to senior leadership and executive stakeholders, supporting key planning and investment decisions.
- Engage with senior stakeholders across Master Development, district teams, Asset business units, and executive leadership.
- Work closely with district masterplanning teams and the broader business to drive district valuation exercises, align assumptions and achieve commercial objectives.
Financing & Operations
- Contribute to the entire Land Cost and Valuation workstream within MDU Financing.
- Work closely with the wider MDU Financing team and support interaction between land cost and district feasibility workstreams.
- Support balance sheet exercises, working with Finance and PIF as required.
Qualifications & Experience
- Bachelor or Master's degree in valuation, real estate, economics, finance or a related field.
- Minimum of 15–20 years of relevant experience in land or real estate valuation.
- Registered valuer background strongly preferred.
- Institutional real estate or land development experience.
- Established expertise in land valuation methodology and market benchmarking.
- Extensive Regional (GCC/Saudi) market experience preferred.
- Prior experience valuing land within a large-scale master-planned or giga-project development strongly preferred.
