Role Overview
Senior Director - Development at Qiddiya Investment Company. This is a senior client-side development role focused on villas and townhouses within Qiddiya's Residential Business Unit, one of Saudi Arabia's most ambitious destination-led developments.

Qiddiya's Residential Business Unit is creating new neighborhoods within one of Saudi Arabia's most ambitious destination-led developments. The focus is to shape high-quality, market-relevant communities that support a long-term residential vision. The Villas & Townhouses team is a key part of the product strategy.
Role Purpose
Lead a portfolio of residential development projects from feasibility through delivery readiness, defining product strategy and ensuring projects are commercially sound, well positioned and set up for successful delivery. This role offers real influence over product, strategy and development direction within a business that is building something long-term and high-profile, not simply managing what has already been decided.
Key Responsibilities
Portfolio & Project Leadership
- Lead a portfolio of development projects from feasibility through delivery readiness
- Define product strategy, unit mix, phasing and development briefs
- Drive feasibility, business planning and commercial optimisation
Design & Development Management
- Manage design, consultants, approvals and procurement strategy
- Lead projects through critical early and mid development stages, from development brief, feasibility and product definition through design management, approvals, procurement strategy and delivery readiness
Stakeholder Management & Representation
- Represent the business in key stakeholder discussions
- Work closely with internal teams and external consultants with credibility and confidence in complex stakeholder environments
Process & Continuous Improvement
- Improve development processes across the portfolio
Qualifications & Experience
- Strong client-side residential development experience
- Proven capability across feasibility, product definition, design management and commercial decision-making
- Middle East experience preferred
- Developer backgrounds preferred over pure consultancy, contractor or PMC
- Relevant degree required; real estate or commercial qualifications are a plus
Skills & Competencies
- True developer mindset: commercially minded, comfortable challenging assumptions
- Ability to balance product, market, design, cost and programme
- Strong stakeholder management across consultants, authorities and senior leadership
