Quantity Surveyor

Role Overview

Quantity Surveyor at Al Shirawi Group. The role is responsible for quantity measurement, cost control, billing, and commercial administration for waterproofing and construction projects.

Role Purpose

Prepare accurate quantity measurements and cost reports, monitor project finances against budget, manage payment applications and invoices, and negotiate variations to protect the company's commercial interests and ensure timely project billing.

Key Responsibilities

Quantity Takeoff and Measurement

• Prepare and verify quantity measurements for waterproofing works.
• Take off quantities from tender drawings for tenders.
• Prepare project-specific bills of quantities.

Cost Control and Reporting

• Monitor project costs against the approved budget and identify cost variances.
• Prepare cost reports, profitability analyses, and monthly cost-to-complete reports.
• Track material consumption, labour productivity, and subcontractor costs.

Billing and Payment Administration

• Prepare and submit monthly interim payment applications.
• Coordinate with site engineers to obtain WIRs, signed drawings, and all supporting documents required for billing.
• Reconcile certified, submitted, and outstanding invoices, and support the collection team to ensure timely payments.
• Follow up with the Main Contractor and Consultant for payment certificate approvals and resolve commercial queries.
• Prepare interim and final claims.

Variations and Contract Administration

• Identify, evaluate, and quantify variations arising from design changes, additional works, or site instructions.
• Prepare, submit, and negotiate variation quotations with all necessary commercial and technical supporting documents.
• Value variations.
• Check subcontractor variations and additional works.

Supplier and Subcontractor Management

• Follow up with quotations from suppliers.
• Evaluate supplier quotations.
• Check subcontractor invoices.

General Execution

• Execute assigned tasks in accordance with company procedures, Quality Management standards, regulations, and instructions.
• Carry out job tasks assigned by relevant Task Managers or General Manager.
• Perform assigned tasks to safeguard the best interests of the company.

Qualifications & Experience

• Minimum 3 years of experience as a Quantity Surveyor, preferably in waterproofing or construction.
• Minimum qualification: Diploma in Civil Engineering or Quantity Surveying.
• Experience in quantity take-off, billing, payment applications, variations, cost control, and contract administration.

Skills & Competencies

• Knowledge of WIRs, payment certificates, EOT, variation claims, and commercial documentation.
• Good communication and negotiation skills.
• Proficiency in Microsoft Excel and AutoCAD (added advantage).
