Project Manager

Role Overview

Project Manager at Galadari Brothers. This role is based in the GCC region and requires extensive experience managing large-scale construction and real estate projects.

Role Purpose

To define execution strategy, manage project budgets, resources, and personnel, coordinate all stakeholders and third parties, ensure contractual and financial control, and deliver projects on time within scope and budget while maintaining compliance with safety and quality standards.

Key Responsibilities

Strategy & Planning

• Define the optimum execution strategy and implement project budgets, organization, and resources.
• Plan the work and efficiently organize construction and site facilities to meet agreed deadlines.
• Identify and implement improved construction methodologies and techniques to reduce execution costs and operations.

Stakeholder Management

• Manage relationships with key stakeholders including the Employer, the Engineer, Local Authorities, Contractors, Suppliers, and Subcontractors throughout all stages of the project.
• Liaise with PRO to obtain Building Permits and Municipality approvals across GCC.
• Resolve technical issues with contractors, suppliers, subcontractors and statutory authorities.
• Liaise with company or project purchasing department to ensure purchase orders adequately define specified requirements.

Operations & Execution

• Mobilize qualified personnel and manage progress, priorities and site execution.
• Supervise construction, operations and maintenance activities at project site.
• Coordinate efficiently between different processes to minimize engineering interface issues and ensure successful design and execution delivery.
• Enforce project standards, planning and overall project yield.

Compliance & Quality

• Ensure compliance with design specifications and safety requirements.
• Ensure compliance with contract plans and specifications in accordance with regulations.
• Coordinate and improve quality and operational efficiency by ensuring QHSE and company procedures are followed.
• Apply local improvements of established operational processes and systems.

Financial & Contractual Management

• Ensure robust contractual and financial follow-up and budget control.
• Apply contracts management experience to identify, raise and negotiate contractual rights and obligations.
• Control project budget, scope of work, and project time schedule.

Monitoring & Improvement

• Analyze and evaluate the project's progress and resources.
• Propose improvements, corrections and urgent actions needed.
• Identify potential risks within the project and work around their mitigation or convert them to opportunities.

Qualifications & Experience

• Bachelor's degree in Civil Engineering or Architecture.
• Minimum 12–20 years of experience in project management for projects in GCC.
• 8 years of experience in related real estate construction sites.

Skills & Competencies

• Excellent coordination skills between clients, Consultants, and Subcontractors.
• Excellent communication skills and capability to handle technical and commercial aspects of a project.
• Well versed with all authorities requirements such as DM, DEWA, DCD, and RTA.
