Role Purpose
The Head of Projects provides overarching strategic leadership and accountability for the company's entire project portfolio. This role serves as the bridge between vision and reality, ensuring that all projects are delivered with design integrity, commercial viability, and construction excellence. The Head of Projects is responsible for the safe, on-time, on-budget, and high-quality delivery of all developments while driving innovation, sustainability, and regulatory compliance.
Key Responsibilities
Strategic Leadership & Portfolio Planning
- Lead strategic direction and planning for the entire project portfolio.
- Establish and maintain overarching accountability for all projects.
Design Integrity & Technical Governance
- Ensure design governance across all projects.
- Maintain technical standards and design integrity throughout project execution.
Construction Management & Site Authority
- Oversee construction management and site authority functions.
- Deliver all developments with construction excellence.
Financial & Commercial Management
- Manage financial performance to ensure on-budget delivery.
- Oversee commercial oversight and value engineering.
- Administer contractor management and commercial agreements.
Stakeholder & Authority Management
- Interface directly with authorities, financiers, and JV partners.
- Manage relationships across all external stakeholder groups.
Team Development & Operations
- Lead and develop multidisciplinary teams including architects, engineers, project managers, and BIM specialists.
- Support team growth and operational excellence.
Periodic Reporting
- Deliver periodic reporting on project status and portfolio performance.
Market Intelligence & Risk
- Monitor market intelligence and manage portfolio risk.
Qualifications & Experience
- 12 to 15 years of progressive experience in real estate development or construction project management.
- Minimum of 5 years of experience in the GCC region.
- Prior experience on the client/developer side, or with a PMC or consultancy. Developer-side or client-representative experience is essential and highly desired; experience limited to main contractor roles does not qualify.
- Demonstrated experience managing multidisciplinary teams and interfacing directly with authorities, financiers, and JV partners.
- Track record of end-to-end project delivery including design governance, value engineering, contractor management, commercial oversight, and handover.
- Bachelor's degree in Civil Engineering or Architecture.
- PMP certification required.
Skills & Competencies
- Strong working knowledge of engineering software and platforms, including AutoCAD and BIM.
- Strong command of FIDIC Conditions of Contract with proven experience administering FIDIC-based agreements.
- Fluent Arabic speaker with strong command of English, both written and spoken.
