Role Overview

Foreman – ELV & Fire Alarm Systems at AL GHURAIR. This role is based on-site and involves supervising maintenance teams and coordinating system operations across multiple facility locations.

Role Purpose

To supervise and coordinate preventive, corrective, and emergency maintenance activities related to Fire Alarm Systems, SMATV, CCTV, Intercom, and associated ELV systems. The Foreman is responsible for ensuring system reliability, leading maintenance teams, supporting authority inspections, and maintaining compliance with contractual and regulatory requirements.

Key Responsibilities

Team Supervision

• Supervise and coordinate ELV and Fire Alarm technicians
• Allocate daily maintenance activities and monitor work progress
• Ensure efficient utilization of manpower, tools, and resources
• Conduct toolbox talks and safety briefings
• Provide technical guidance and on-the-job training to technicians

Fire Alarm System Maintenance

• Supervise preventive and corrective maintenance of Fire Alarm Systems
• Troubleshoot fire alarm panel faults, loop faults, communication faults, and device failures
• Coordinate testing of detectors, MCPs, sounders, modules, and interfaces
• Ensure all Fire Alarm Systems remain operational and compliant
• Support annual testing and certification requirements

Civil Defense Compliance

• Coordinate Civil Defense inspections and authority visits
• Ensure timely closure of inspection remarks and deficiencies
• Maintain inspection records and compliance documentation
• Coordinate corrective actions arising from audit observations

ELV Systems Maintenance

• Supervise maintenance of SMATV Systems, CCTV Systems, Intercom Systems, Access Control Systems, and Low Voltage Distribution Systems
• Troubleshoot signal, communication, and equipment faults
• Coordinate repairs and replacement of defective components

Corrective & Emergency Maintenance

• Attend critical breakdowns and emergency service calls
• Diagnose complex system failures and implement corrective actions
• Coordinate specialist subcontractors and OEM support when required
• Ensure restoration of services within contractual response times

Quality Assurance

• Conduct inspections of completed maintenance works
• Verify compliance with maintenance procedures and quality standards
• Monitor KPI and SLA performance
• Ensure all maintenance activities are properly documented

Client Coordination

• Coordinate with client representatives regarding maintenance activities
• Attend client meetings and inspections
• Provide technical updates and recommendations
• Support resolution of customer complaints and service requests

Health, Safety & Environment

• Ensure compliance with company HSE policies and procedures
• Verify use of appropriate PPE and safe work practices
• Ensure permit-to-work procedures are followed
• Report incidents, near misses, and unsafe conditions

Documentation & Reporting

• Maintain maintenance records and work completion reports
• Review technician reports and inspection records
• Monitor material usage and spare parts requirements
• Prepare daily, weekly, and monthly progress reports

Qualifications & Experience

Education

• Diploma in Electronics, Electrical Engineering, Electronics & Communication Engineering, or equivalent technical qualification

Experience

• Minimum 10 years of experience in Fire Alarm and ELV systems
• Minimum 3 years in a supervisory or foreman role
• UAE/GCC Facilities Management experience preferred
• Experience in commercial, residential, government, and mixed-use facilities

Professional Certifications (Preferred)

• Fire Alarm System Certification
• Civil Defense Approved Fire Alarm Technician Certification
• NFPA Awareness Training
• IOSH Managing Safely
• NEBOSH IGC
• First Aid Certification
• Fire Warden / Fire Marshal Training
• Permit-to-Work Training
• Additional certifications in Fire Alarm Systems, ELV Systems, or Low Voltage Systems preferred
