Role Overview

Director - Real Estate Advisory at Qiddiya Investment Company, supporting the Residential Business Unit in Riyadh.

Role Purpose

Provide market intelligence and quantitative analysis to guide product strategy, development phasing and investment decisions across multiple residential masterplans. Assess economic, demographic, regulatory and financing trends, build and maintain supply-and-demand models, and translate market data into clear recommendations on product mix, pricing, positioning and rollout timing.

Key Responsibilities

Market Analysis & Intelligence

• Assess and segment the Riyadh residential market to inform product rollout.
• Monitor, assess, and report on shifts and trends in residential market dynamics, including changes in regulation, legal framework, and financing.
• Identify high-value products to increase marketability and yield.

Modeling & Analysis

• Create and maintain a supply-and-demand model focused on residential assets.
• Conduct scenario analysis on residential demand.
• Develop highest and best-use analysis for various masterplans and plots.

Stakeholder Management & Reporting

• Support highest and best-use assessments, scenario analysis and management presentations for key decision-making forums.
• Create presentations for N-1 panels and management, and provide inputs for Board of Directors presentations.
• Work closely with Development Strategy, Development, Investment, Design and senior management.

Qualifications & Experience

• Bachelor's degree in Economics or Finance preferred; Engineering acceptable.
• MBA degree, Master's in Economics, or Master's in Finance preferred.
• Minimum 3 years management consulting or real estate consulting experience required; 6+ years preferred.
• Strong understanding of real estate products through consulting engagements and/or working for a firm in the real estate value chain.
• Extensive experience working on supply-and-demand models.
• Demonstrated track record creating highest and best-use models and trade area assessments.

Skills & Competencies

• Highly analytical approach to real estate strategy.
• Comfort with complex datasets and ability to build robust analytical models.
• Strong experience in residential market analysis, market sizing, and demand forecasting.
• Ability to communicate clear, commercially relevant insights to senior stakeholders.
