Role Purpose

Provide the interface and manage design information flow between all consultants delivering the design for the project, serving as the single point of contact between internal and external consultants to ensure desired project objectives are delivered.

Key Responsibilities

Design Coordination & Monitoring

• Monitor the performance of all internal and external architectural and engineering work, emphasizing on-time and on-budget performance.
• Monitor compliance with Design Guidelines and contract terms.
• Monitor the development of the overall design process from conceptual design through schematic and detailed/contract documents.
• Perform design reviews throughout the design process from conceptual design through schematic and detailed/contract documents.
• Conduct ongoing constructability reviews to successfully meet schedules and program budgets.
• Manage the flow of design information between all parties in the design team in an efficient and controlled manner, ensuring design coordination between various elements.
• Monitor the dissemination of design information among the Program Team in a timely manner such that abortive work is avoided or minimized as much as practicable.

Approvals & Regulatory Compliance

• Monitor submittals by design consultants to obtain approvals and permits necessary from all regulatory agencies and local authorities having jurisdiction.
• Monitor statutory authority approval processes.
• Prepare a standard NOC (no objection certificates) register to be prepared and updated by all consultants and contractors.
• Schedule the Design to allow reasonable periods for Client approvals, any Municipality Permits, No Objection Certificates, and other statutory approvals.

Budget & Design Standards

• Implement Design to Budget requirement in all appropriate RFPs and contracts for design services.
• Monitor compliance with Design to Budget standards.

Client Management & Communication

• Schedule the submission of the design, in stages if appropriate, to Client and request approval thereto.
• Advise Client in the event that the design indicates that compromises are necessary between particular objectives and requirements of the Project.
• Schedule Design activities in the Master Schedule to include reasonable periods for Client approvals.
• Coordinate the deliveries of design packages from all parties to the Client.
• Promptly inform in writing of any event or situation that would likely vary the scope of the Program or change its quality, content or function.

Stakeholder Management & Reporting

• Monitor the performance of the Design Consultant and other consultants in respect of deliverables associated with the agreed Design Program.
• Provide immediate advice to Client in the event their progress may affect the program overall completion date or milestone objectives, together with recommended remedial action.
• Network effectively, negotiate well and influence people, brokering relationships with stakeholders within and outside the project.
• Support and provide leadership to your project team.

Risk & Quality Management

• Apply quality management principles and processes.
• Apply risk assessment and management principles and processes.
• Be aware of the broader environmental, social and economic perspectives and how they may affect the project.

Qualifications & Experience

• Bachelor's Degree in Architecture or Engineering.
• 10+ years full-time paid professional experience managing design coordination, planning and scheduling activities of major projects such as Sports, Hotels, Educational or Cultural facilities.
• Experience with LEED/Estidama.
• Middle East experience required.
