Role Overview

Building Management System Engineer (BMS) at DeepSource Technologies in Riyadh, KSA. This role specializes in designing, programming, and commissioning automated building management systems with emphasis on the Niagara N4 framework, integrating low-current and IoT subsystems to optimize building energy efficiency, system performance, and operational reliability.

Role Purpose

Design, develop, and deploy integrated building management systems that connect HVAC, lighting, fire alarms, access control, and other critical building subsystems. Optimize energy consumption and operational reliability through automation, analytics, and cross-team collaboration throughout project lifecycles.

Key Responsibilities

Design & Architecture

• Design and develop BMS architecture based on project requirements.
• Develop and deploy control strategies using Niagara N4 framework for HVAC, lighting, and energy systems.
• Select suitable sensors, actuators, and controllers for specific applications.

Installation & Configuration

• Install and configure BMS hardware and software including controllers, sensors, and actuators.
• Conduct site surveys and system inspections for retrofit or upgrade projects.
• Manage subcontractors and vendors during BMS installation and commissioning.

Programming & Automation

• Program control logic and automation sequences for HVAC, lighting, and other subsystems.
• Create custom dashboards, alarms, and trend logs within Niagara N4 for real-time system monitoring and analytics.
• Maintain and update BMS graphics interfaces for real-time monitoring.

Integration & Protocols

• Integrate third-party systems such as fire alarm, access control, and elevators via Modbus, BACnet, or SNMP.
• Support remote monitoring and system diagnostics using IoT platforms.

Testing & Commissioning

• Test and commission BMS systems to ensure functionality and performance.
• Verify compliance with standards such as ASHRAE, ISO, and local codes.

Maintenance & Troubleshooting

• Troubleshoot and resolve faults in BMS systems and connected field devices.
• Perform preventive and corrective maintenance on BMS hardware and software.

Optimization & Analytics

• Monitor and optimize energy consumption using BMS analytics.
• Continuously evaluate system performance and suggest improvements for efficiency and reliability.
• Generate reports on energy performance, fault logs, and system alarms.

Collaboration & Stakeholder Management

• Collaborate with MEP, HVAC, and electrical teams during project execution.
• Provide technical support and training to operators and end-users.

Security & Compliance

• Ensure cybersecurity best practices in BMS networks and remote access points.

Documentation

• Document system schematics, as-built drawings, and O&M manuals.

Qualifications & Experience

• Bachelor's degree in Electrical Engineering, Electronics Engineering, Instrumentation Engineering, Computer Science, or Mechatronics Engineering.
• 1–3 years of experience using Niagara N4 framework.
• Familiarity with BMS, ELC, ICT, IoT, and other low-current systems.
